We will work on your project and make sure that we give you the best layout IN ACCORDANCE WITH THE CITY CODES and quality for the budget that you assigned to the project. Within 10 days from our estimate date we will send to you by e-mail or by fax our proposal for your review. As per your request we can provide you with the references and all other information that you might require in order to make your decision.

 

 

 

 

 

 

 

 

 

 

 

We will wait for your decision and reply for 2weeks, so you will have enough time to collect other quotes. We respect any of your decision and would really appreciate if you let us know your choice. It is very important for us if you inform us when you choose another contractor, because we have very tight schedule and would like to maintain it for the benefit of our loyal customers. ·          PRE-CONSTRUCTION MEETING & CONTRACT SIGNING

 

 

 

 

 

 

 

 

 If you choose us to be your contractor, we will have a pre-construction meeting. For this meeting we will bring our licenses, insurance certificates, WCB account, and pictures of our work. We will present to you first draft of our contract.

 

 

 

 

 

 

 

 We will discuss your scope of work, just to make sure that it is still the same. If there are some changes, we will add to the original scope of work all the changes and initial the revised document, make changes in our draft contract. We will finalize the contract documents and sign the contract. Our contract will become our legal document for your project. But do not be afraid that you got stuck with it if you change your mind. On the last page of our contract we state Buyer’s cancellation rights in case you change your plans, so it is safe for you to proceed.

 ON THE OTHER HAND...

 We will start the project on the date stated in our contract. If for any unforeseen reason we will not be able to do that, we will inform you in writing about the changes.

 

 

 

 

 

 

 If in our contract is stated that we are responsible for the permits, we start the project by obtaining all necessary permits and city requirements. Next step will be-we purchase the materials. So, not to worry of you will not see us on the first day in your home, we will give you a call saying that we are here and working for you. It might take a few days to obtain all the permits, but the project timing will allow for this procedures.

 

 

 

 

 

 

 ·          DURING RENOVATION PROCESS

 

 

 

 

 

 

 We would like to hear your priorities, and follow them as close as we can. But, please do not try to direct the progress of the work in any way. Any questions, problems, or requests for changes of work for our subcontractors will be directed solely by us, the Contractor. There cannot be two leaders for the same scope of work. If the renovation process requires the baseboards go after the hardwood, then they have to go this way, not in any other sequence, because it is the best for the project.

 

 

 

 

 

 

 We and our subcontractors, specialty contractors will from time to time to leave the project during the day to allow some time for material purchasing, drying process, or any other functions that might be necessary for this job.

 

 

 

 

 

 

 We respect you as an owner and asking you to respect your contractor and his subcontractors. If for any reason you do not us to work on specific dates (somebody’s birthday, somebody is sick, just simply-family event), we would really appreciate if you inform us in advance.

 

 

 

 

 

 

 ·          SUBSTANTIAL COMPLETION STAGE

 

 

 

 

 

 

 When your project is in substantial completion stage-it means that the work is at 90% of its completion, we will ask you to have a walk trough all the aspects of our project and to write the deficiency list, so we can work on it.

 

 

 

 We will make this list an official document and will assign each item to the specific people to take care of deficiencies.

 Here are some of the lessons from our past experience:

 

 NO WRITTEN SCOPE OF WORK

 

  We expect from you detailed written scope of work. It seems to be like a lot of work, but we are in a business and serious money is involved. Why would both parties take a risk of misunderstanding from the very beginning? Written scope of work should be as many detailed as possible, so when we can for our free estimate, we will know exactly what you would like to see at the end. There are  a lot of confusions and change orders if there is no written scope of work.

 

          OWNER SUPPLY MATERIALS FOR THE PROJECT

 

 If you would like to supply materials for your renovation project YOU BECAME YOUR OWN SUBCONTRACTOR FOR MATERIALS SUPPLY and STORAGE. Primarily, it's your job as contractor to make sure materials are good quality that they get to the site on time, so that work is done properly, and that everyone stays on schedule and knows about any changes. We cannot guarantee the quality of the materials supplied by you. Please make sure that you have safe place to store the materials to prevent them for damage. Please allow safe space for our tools and for any cutting work.

 

 To avoid misunderstanding, we will not open any boxes without your presence for all the materials that you supply. If there are any discrepancies and missing parts of the materials that you supply, please reorder them.

 

DELAYS DUE TO CHANGES OR HOW TO HANDLE CHANGE ORDERS

 

 If you make changes during renovation, remember that each change takes time, pushes back the schedule and adds to costs. Don't expect the painters or the finish carpenters to make up the lost time. Give them (and all the subs) time and support to do a good job. This is why it is critical to have written scope of work and approved change orders.

 

          OTHER SUBCONTRACTORS

 

 You as an owner have the right to let separate contracts in connection with the project. We can include in our work co-ordination with Owner’s separate contractors or forces, and Owner shall pay the Contractor 10% of the subcontract amount for coordination of same.

 

          PETS ON THE JOB

 

 As much as we love and respect all your pets, please make sure that you have safe place for them to be during the renovation project. We will not be responsible for any pets leaving the home due to doors, windows, gates or other openings in the home being left open due to work in progress.

 

 OWNER IS DIRECTING OUR SUBCONTRACTORS AND MAKING “CASH” DEALS WITH THEM TO SPEED UP THE PROCESS.....

 

 Please, do not approach our subcontractors and offer them “cash” deal. According to our contract, Great Owl Renovations Inc. is responsible for the project and any direct payment to our subcontractor would not be considered as payment for the contract.

 

  FURNITURE &  PERSONAL ITEMS

 

 If you have home full of furniture and other items, please move them to a safe place, so they will be not damaged during the renovation and will not create any additional cost to the project.

 

 It sounds funny, but renovation is one of the businesses where neatness counts. Lots of debris is generated and you'll end up paying if our subs spend time moving stuff out of the way. Keeping the site neat helps keep it efficient and saves you money. Please note, that personal garbage is owner’s responsibility if otherwise is not stated in our contract.
